Job Summary

The Real Estate Manager is responsible for collaborating with local / national broker teams, store development teams and store operations to develop a comprehensive and strategic real estate market plan for their assigned territories, and then oversee and execute on all aspects of the real estate life cycle within the same (I.e., from site selection, deal negotiation, lease negotiation, to opening, to restructuring, remodeling, relocating). The Real Estate Manager will partner with the Director of Real Estate in executing these duties along with daily collaboration with key design/construction/legal stakeholders throughout the real estate life cycle process.

Job Responsibilities

Real Estate

  • a comprehensive and strategic real estate market plan throughout entire real estate lifecycle for assigned territory
  • Collaborate closely with local broker teams to develop, refine and execute market plan
  • Collaborate closely with project managers, operations, facilities, finance and regional directors to ensure successful store launch from site identification through opening
  • Responsible for site selection of new store locations and existing store relocation opportunities
  • Effectively partner with local real estate broker teams to reduce time in executing new store growth plans
  • Conduct site tours with key stakeholders of potential and existing locations
  • Manage a pipeline of LOI and lease negotiations simultaneously to achieve aggressive growth targets throughout near term and long term market planning
  • Prepare proposed site approval documents to senior leadership
  • Frequent travel to/within assigned territory to maintain a strong understanding of retail trade areas including traffic and retail patterns, demographic trends and market shifts, as well as proactively planning for targeted future opportunities
  • Frequent communication with operational partners and periodic presentations/meetings to review strategy and priorities for new store & potential relocations within assigned territories
  • Develop/maintain relationships with key stake holders, while effectively communicating with and managing expectations of external business partners

Experience, Competencies and Physical Requirements

  • 1-3 years of experience in store development and/or construction management, retail field experience preferred.
  • 1-3 years of experience with site surveys/spaces evaluation/sales analysis
  • Able to maintain strict confidentiality.
  • Strong interpersonal and project management skills.
  • Proficient in Microsoft applications and comfortable with technology and addressing troubleshooting routine technological issues.
  • Excellent written and verbal communication skills.
  • High level of professionalism and sound judgment in dealing with senior managers; effectively builds relationships and resources at all levels of the organization.
  • High attention to detail; ability to produce highly accurate documents and work products in a demanding environment; takes pride in his/her work. 
  • Extremely well organized; ability to balance competing demands in a very busy environment.
  • Highly proactive; takes initiative to begin and complete projects; masterful at follow-up and tracking work projects; anticipates and executes tasks before being asked.
  • Flexible to accommodate last minute changes and demands.
  • Excellent problem-solving ability.
  • Bachelor’s degree or equivalent work experience required.
  • Able to constantly operate a computer and other office equipment throughout the day.
  • Travel up to 40% based on business needs.
